At Brew City Capital Group, we develop, acquire, and operate multifamily housing throughout southern Wisconsin. Our ability to execute both ground-up development and value-add acquisitions provides us with the flexibility to navigate the ever-evolving housing needs within the market.
For value-add acquisitions, we primarily target Class C+ to B- apartment communities that would benefit from professional management and/or physical improvements. Our focus is on suburban assets built in the 1970s through 1990s, typically ranging from 24 to 150+ units and $3 million to $25 million+ in value. Our investment strategy centers on enhancing “middle” or workforce housing through thoughtful renovations and operational improvements. We partner with private equity and debt providers to structure investments that align interests across all stakeholders. Additionally, vertical integration through our in-house property management company, Brew City Asset Management, enables us to execute business plans efficiently, while maximizing operational performance.
For ground-up development, we focus on submarkets with strong demand for new housing and municipal partners committed to addressing local housing needs. Our developments typically consist of garden-style apartment communities featuring private direct entry, attached garages, forced-air heating and cooling, in-unit laundry, and high-quality finishes. We prioritize delivering functional, well-designed housing at attainable price points, allowing us to offer larger, more comfortable units at a more competitive price than many of the over-amenitized alternatives.
